What is a 100% mortgage?
Normally when you buy a home you borrow a percentage of the purchase price. For example, if the home you want to buy is valued at £250,000, you borrow say 90% of the price (£225,000). This means that you will need to find the other 10%, £25,000 in this example to pay up front as a deposit. That can be a big ask for many people.
With a 100% mortgage you borrow the whole purchase price from the lender. You don’t have to find a big lump sum to put down as a deposit, which can mean that you can move house sooner. Remember though, you will still have to have funds available for the other costs associated with moving house such as legal costs, removal costs and mortgage fees.
As you don’t need a deposit you might also see these mortgages referred to as no deposit mortgages, 0% mortgages and zero deposit mortgages.

Can anyone get a 100% mortgage?
As with any mortgage application you will have to satisfy the lender criteria to be successful, although you will need to be age 23 or over. Having said that there are some general exclusions. No deposit mortgages aren’t suitable for anyone remortgaging or buying a property to let out, and if you have a history of bad credit a 100% mortgage won’t be for you. You can use a 100% mortgage to buy most types of property including new build houses and flats. You might be buying your first home or moving house, whatever you’re looking for a no deposit mortgage gives you the freedom to choose the home you really want.
What are the advantages of a 100% mortgage?
The biggest advantage of a 100% mortgage is that you won’t have to find the money for a large deposit, which you would have to do with another type of mortgage.
As you don’t have to take the time to save up a deposit you may be able to get on the property ladder more quickly. The longer it takes to get on the property ladder, the more house prices will rise, so acting quickly is definitely to your advantage.
